Airbus India has further strengthened its presence in Bengaluru by leasing 1.51 lakh square feet of Grade-A office space at Titanium Tech Park in Whitefield. With this transaction, the company’s total occupied space in the same building rises to nearly 8 lakh square feet, making it one of the largest single-occupier expansions in the city’s commercial real estate market in recent times.

As per the report updated on March 2, 2026, Airbus India Private Limited has taken 1,51,710 sq ft of carpet area space. The lease includes the entire 3rd and 4th floors measuring 1,14,955 sq ft, along with an additional 36,755 sq ft on the ground floor. The agreed rent stands at ₹64 per sq ft per month, translating into a total monthly rental outflow of approximately ₹97.09 lakh. Of this, ₹73.57 lakh accounts for the upper floors and ₹23.52 lakh for the ground floor space.

The lease tenure is eight years, extending until October 31, 2034. The upper floors are leased from January 1, 2026, with rent commencement beginning May 1, 2026. The ground floor lease starts from November 1, 2025, with rent payable from March 1, 2026. Airbus has also deposited an estimated ₹6.27 crore as security. In addition, the agreement includes 203 parking spaces at ₹3,675 per space per month. Importantly, the deal activates a scalability clause that allows Airbus to take up an additional 1.5 lakh sq ft in the future.

This expansion follows Airbus’s earlier leasing activity in 2025 at the same tech park. In January 2025, the company registered a 5.63 lakh sq ft lease covering the 6th to 15th floors. In September 2025, it added another 57,508 sq ft on the 5th floor. Together, these earlier transactions amounted to around 6.2 lakh sq ft under a 10-year term with an extension option. The latest deal signals accelerated scaling of Airbus’s Global Capability Centre operations in India, particularly across engineering, research and development, technology, and global operations support functions in the aerospace and defence domain.

Bengaluru’s ability to attract such large-ticket occupier deals is rooted in its deep talent ecosystem. The city offers a strong workforce base in aerospace, defence, artificial intelligence, software development, and advanced engineering. Whitefield, in particular, benefits from proximity to key institutions and infrastructure corridors, including HAL, ISRO facilities, the international airport, metro connectivity, and the Outer Ring Road.

The availability of premium Grade-A office spaces with large floor plates, modern amenities, and occupier-friendly long-term lease structures further strengthens the city’s appeal. A favourable policy environment and cost competitiveness compared to global peers also make Bengaluru a preferred destination for multinational corporations setting up or expanding Global Capability Centres.

The Airbus transaction reinforces strong commercial real estate fundamentals in 2026, marked by high absorption rates and sustained demand for large campuses. For investors, developers, and corporate real estate professionals, this deal underlines rent stability and potential rental growth in key micro-markets like Whitefield. Bengaluru not only retains its GCC leadership position but continues to expand its dominance in India’s high-growth commercial landscape.
