In a significant step toward digital governance and real estate transparency, the Government of Karnataka has announced the distribution of over 10 lakh e-Khata certificates across Bengaluru in April 2026. Deputy Chief Minister D. K. Shivakumar confirmed that more than 10 lakh properties have already been processed under the e-Khata system, marking a major milestone in the city’s property digitization drive.

The special distribution initiative is scheduled for the third Sunday of April 2026, when eligible property owners will receive their e-Khata certificates through a streamlined, doorstep delivery mechanism. This move aims to eliminate the need for multiple visits to government offices and reduce bureaucratic delays. The initiative reflects a broader vision of citizen-centric governance, ensuring faster and more transparent property documentation.

The e-Khata system was launched by the Bruhat Bengaluru Mahanagara Palike (BBMP) in October 2024 to replace conventional, paper-based Khata records with secure digital certificates. The new format integrates property ownership details, tax payment history, geo-tagging, and other civic data into a single, accessible platform. By digitizing these records, authorities aim to curb fraud, reduce disputes, and simplify property transactions across the city.

One of the most notable benefits of the system is its speed. In most cases, online issuance and verification can now be completed within 48 hours. The reduction in paperwork and dependence on intermediaries significantly lowers costs for citizens. Enhanced security measures protect against fraudulent transactions and title-related disputes, while the integration with building plan approvals, civic services, and property transfers ensures smoother administrative processes.

Parallel efforts are also underway to address long-standing concerns related to B-Khata to A-Khata conversions. Many property owners in semi-authorized or previously unauthorized layouts have struggled with limited access to loans and resale opportunities. So far, over 60,000 approvals have been granted, and more than 1.2 lakh applications have been received. The government has set a 15-day processing target for eligible cases, emphasizing that the conversion process is free of charge and that no unofficial payments should be demanded.

From a real estate perspective, the impact of digitalized and clearer titles is far-reaching. Banks and financial institutions typically consider A-Khata and e-Khata properties less risky, making it easier for buyers to secure home loans. Clear documentation enhances resale value and simplifies due diligence in secondary market transactions. Investor confidence—particularly among NRIs and institutional players—is also expected to rise as transparency improves.

As Bengaluru continues to expand rapidly in corridors such as Whitefield, Electronic City, Sarjapur Road, and North Bengaluru, initiatives like e-Khata serve as crucial enablers of structured urban growth. Beyond administrative reform, the project aligns with broader goals of smart city development, ease of doing business, and clean governance.

With doorstep delivery, faster approvals, and time-bound conversions, Karnataka’s e-Khata drive represents more than a digital upgrade—it signals a transformative shift that could redefine Bengaluru’s real estate ecosystem in the years ahead.
