The Yamuna Expressway Industrial Development Authority has launched the YEIDA Residential Plot Scheme 2026, offering a total of 973 residential plots in the rapidly developing Yamuna City region. This scheme presents a major opportunity for homebuyers and investors looking to secure land near the upcoming Noida International Airport, which was inaugurated on March 28, 2026, by Narendra Modi.
The plots are located in newly developed sectors 15 C, 18, and 24, all of which are strategically positioned along the Yamuna Expressway corridor. This region has seen significant growth in recent years due to infrastructure development, improved connectivity, and the airport project, making it one of the most promising real estate investment zones in North India.
The scheme offers plots in multiple sizes to cater to different budget segments. The base price for all plots has been fixed at ₹36,260 per square meter. Among the available options, 162 square meter plots account for 476 units with a registration amount of ₹5.87 lakh. The 200 square meter category has the highest availability with 481 plots and a registration amount of ₹7.25 lakh. Other sizes include 183, 184, 223, and 290 square meters, with varying availability and registration costs.
Buyers should also note that certain plots attract an additional 5 percent premium. This applies to plots that are park facing, located near green belts, positioned on corners, or situated on wider roads exceeding 18 meters. The eligibility criteria for the scheme have been clearly defined. Applicants must be at least 18 years old and can apply for only one plot. Individuals who have previously been allotted a plot or flat under any YEIDA scheme are not eligible. Joint applications are permitted only among immediate family members. Applications under Hindu Undivided Family are not allowed.
The authority has implemented strict rules to prevent misuse of the scheme. If multiple applications are submitted by the same individual, their spouse, or minor children, the allotment will be cancelled and the deposited amount may be forfeited. This ensures fair distribution and prevents speculative bookings.
There are also reservation provisions under the scheme. Around 17.5 percent of the plots are reserved for farmers whose land has been acquired for the development of the Yamuna region and the airport project. Additionally, 5 percent of the plots are reserved for business owners who operate industrial units within the YEIDA area.
The application process is completely online through the official YEIDA website. Applicants are required to pay a non refundable application fee of ₹600. The scheme officially opened on April 6, 2026, and the last date to apply is May 6, 2026. The draw of lots is scheduled for June 18, 2026, and will be conducted separately for each plot category to ensure transparency.
In terms of payment, successful applicants must deposit 10 percent of the total plot premium as a registration amount. This amount is adjustable in the final payment. The remaining amount must be paid within 60 days from the issuance of the allotment letter, with a possible extension of 30 days in certain cases. The plots will be allotted on a leasehold basis for a period of 90 years.
