DDA offers 1,944 affordable Narela flats on a first-come, first-served basis: Price, booking process, key details

The Delhi Development Authority (DDA), or DDA, has launched another 1,944 ready-to-move Lower Income Group (LIG) flats in Narela under the Nagrik Awaas Yojana 2026 scheme, which is available at a flat 25% discount on a first-come, first-served (FCFS) basis, making it very affordable for Delhi homebuyers who have a budget of around ₹20 lakh to spend on a home.

Booking is opening tomorrow, 27th March 2026, at 12 noon through the DDA Awaas Portal.

Key Highlights of the Offer

1. Total flats: 1,944 flats of LIG type (all ready to move).

2. Sector G-7/G-8 Narela, to be precise, the areas known as Pocket 6, Pocket 7, and Pocket 11.

3. Flat Size: All flats are of identical size – 49.9 sq.m.

4. Price (after 25% Discount):

a) Pocket 6: 381 flats for Rs. 18.43 Lakhs each

b) Pocket 7: 389 flats for Rs. 18.43 Lakhs each

c) Pocket 11: 1,174 flats for Rs. 18.35 Lakhs each

5. Note: Price does not include maintenance charges.

Additional Charges (Payable at Allotment)

The buyers have to pay:

1. Maintenance corpus: ₹1 lakh

2. Advance monthly maintenance for 12 months: ₹1.75 per sq. ft.

3. Conversion fees

4. Water connection charges

The exact amount will be notified in the Demand-cum-Allotment Letter.

Booking Process (FCFS)

1. On a first-come, first-served basis, subject to availability.

2. Registration and booking are handled via the DDA Awaas Portal: https://eservices.dda.org.in/DDANagrikAwaasYojna2026

3. If you've already registered for a previous DDA FCFS housing scheme, you're all set. 4. No need to register again; you can go straight to booking.

All terms, conditions, eligibility, and payment procedures remain the same as in the previous circular issued on 23rd January 2026.

Background

This initiative builds on the Nagrik Awaas Yojana 2026, which debuted in January 2026. That program offered 1,712 apartments across the HIG, MIG, LIG, and EWS categories in Narela and Siraspur. Now, the emphasis is squarely on LIG flats, aiming to boost the availability of reasonably priced housing within Delhi.

Important Notes

1. No parking charges will be applicable (as per the current policy of DDA).

2. The allotment will be done through the official portal.

3. Since it is FCFS, interested buyers are advised to be ready on the portal exactly at 12 noon on 27th March 2026.
